The official chain of real estate land title to the areas around Rancho Bernardo dates back to 1769 when the King of Spain became the first European owner of California by conquest. In 1822 the lands of California became a territory of Mexico after the Mexican revolt against Spain.  California became United States territory in 1848 .

Joseph Sevenoaks a former English sea captain was the first recorded individual to own real estate in the Rancho Bernardo area. Sevenoaks became a Mexican citizen and received land grants in 1842 and 1845 to establish a cattle ranch. In 1867 the widow of Joseph Sevenoaks sold the land to Thomas Fox who only kept the property for one year. In 1868 James McCoy, a retired military man became the owner and raised sheep on the land. McCoy was also very active as a country sheriff, a banker, and a member of the State Legislature.

Between 1863 and 1913 portions of Rancho Bernardo's real estate property was divided among many new land owners. John and Lawrence Daley purchased the land for cattle grazing about 20 years later. In 1961 the Rancho Bernardo corporation was formed when the Daley family partnered with W.R. Hawn and Harry L.Summers and the corporation was bought out by AVCO Community Developers several years later which lead to the start of the Rancho Bernardo we know today.
